Commercial door types

Businesses in Hugo use several kinds of overhead and rolling doors. Knowing which one you have is the first thing a technician will ask.

Sectional commercial doors share ideas with home doors, so the parts glossary still helps. Rolling steel, high-speed and fire-rated doors are different systems.

Fire-rated rolling doors: the annual inspection

DASMA says fire doors must be inspected and tested at least annually as NFPA 80 requires.

Each inspection includes two drop tests. The door must close completely and rest on the sill, closing at 6 to 24 inches per second, and the second test checks that the closing device resets. DASMA says the work must be done by a trained door systems technician who knows the manufacturer instructions, and that it is documented on a drop test form. The authority having jurisdiction decides acceptance.

Life Safety Services adds that the inspection needs a signed written record kept for the authority having jurisdiction. Check the current NFPA 80 edition with your fire marshal or building official, since the section number cited in one source is from an older edition.

Operators and UL 325 entrapment protection

UL 325 covers motor operators on door systems. Cornell Iron says commercial rolling operators mounted under 8 feet need pinch-point covers, and that entrapment devices split into primary types such as sensing edges and photo eyes, and secondary types. The federal residential opener rule that took effect May 13, 2024 does not apply to commercial doors.

The class ratings inside UL 325 are not defined here, because no reliable source was found. Ask any technician which class your operator is and whether its protection devices are working. See the safety guide for the residential tests, which follow the same idea.
